Alex Bayliss is the founder and Director of The Mortgage Cube. Having worked in financial services since 2009 and as a mortgage adviser since 2017, Alex has extensive experience helping clients secure mortgages across Devon and throughout the UK.
Alex has particular experience helping self-employed clients and company directors, as well as landlords with more complex buy-to-let requirements.
His approach is simple: understand the client's circumstances properly, explain the options clearly and find the right solution as quickly as possible.
Mortgage Advice From Alex
Alex founded The Mortgage Cube in 2020 with the aim of making securing a mortgage simpler and less stressful for clients.
A particular strength is helping people whose circumstances don't necessarily fit neatly into a lender's standard criteria. Alex regularly works with clients who have previously struggled to secure a mortgage or have been told that what they want to do isn't possible.
Rather than simply looking at the obvious options, Alex takes the time to understand the complete circumstances of each case and identify lenders whose criteria may provide a solution.
Clear communication is central to his approach. Clients are kept informed throughout the process, with an emphasis on quick responses and progressing applications efficiently.
Areas Of Experience
Self-Employed & Company Director Mortgages
Income for business owners isn't always straightforward. Alex has extensive experience working with sole traders, limited company directors and other self-employed clients, helping identify lenders that understand how their income is structured.
Complex Buy-to-Let
From purchasing an individual investment property through to more complicated lending requirements, Alex regularly advises landlords on buy-to-let finance.
This includes limited company buy-to-let and circumstances that may require a more specialist lender.
Portfolio Landlords
For landlords with multiple properties, obtaining further finance can involve considerably more assessment than a standard buy-to-let application.
Alex works with portfolio landlords to understand their existing property portfolio, borrowing and future plans before identifying suitable mortgage options.
HMOs & Multi-Unit Properties
Some investment properties fall outside standard buy-to-let lending criteria.
Alex has experience arranging mortgages for Houses in Multiple Occupation (HMOs), Multi-Unit Freehold Blocks (MUFBs) and other property types where the choice of lender and their individual criteria can make a significant difference.
Complex Mortgage Cases
Not every mortgage application is straightforward.
Alex particularly enjoys cases where a client has struggled to find a solution elsewhere. By understanding the client's circumstances and researching the available lending options, he can often identify possibilities that may previously have been overlooked.

There may be a fee for mortgage advice. The fee is up to 1% but a typical fee is £199.

About Alex
Alex was born and raised in Torbay and founded The Mortgage Cube in 2020.
Having worked within financial services since 2009, he moved into mortgage advice in 2017 before establishing The Mortgage Cube with the aim of creating a mortgage advice business focused on making the process as straightforward as possible for its clients.
Outside work, Alex is married with two children. Much of his spare time is spent with his family, including playing golf with his two boys.
